How many locations do you have?

At the present time, we have 13 different locations across Dublin: apartments at Occu Fairway, Occu Abbot, Occu Cedar Place, Occu Strand View, Occu Adamstown, Occu Cheevers & Haliday and Occu Verville, plus beautiful houses at Occu Cedarview, Occu Gandon, Occu Scholarstown, Occu Station Manor, Occu Hollywoodrath and Occu Strand View.

We continue to have big plans in the coming months as we approach 2,000 units across the city…watch this space!

Each location will be different, but at all developments you will have access to:

Is there car parking available?

Yes, all our locations will have car parking. The number of spaces will depend on the type and size of unit you would like to live in.

Do you allow pets?

We love your furry friends at Occu and believe we are Ireland’s most pet-friendly landlord. Pets are accepted in almost all of our schemes with Landlord approval and must obey the terms of the Occu Pet Policy and House Rules. In addition to your monthly rental payment, there is a charge of €50 per month for your pet (€80 if you have two!). Occu does not request an additional security deposit* for pets, instead holding only the standard four-week security deposit throughout your tenancy. Occu reserves the right to deduct an amount from this deposit for any damage to the property caused by pets.

*For applications after 01 September 2021

Do the apartments and houses come furnished?

All apartments and houses at Occu are fully furnished to a high standard including sofas, dining tables, beds and much more. You can see images of the interiors across our website.

Can I have some of the furniture removed?

Each apartment is fully furnished with a detailed inventory provided within the residential lease agreement. You are free to remove any furniture items that you wish. However, these must be stored securely offsite at your own expense and returned to the apartment (or house) when you leave. All we ask is that you return the unit in the condition you received it.

How do I book a viewing?

The easiest way to book a viewing with Occu is to click the enquiry button on our website and one of our lettings team will contact you directly. We would then love to see you at one of our schemes so you can experience Occu at first-hand.

How does the reservation process work?

Step One: Reserve your home

Once you have been to a viewing or chosen your preferred home, the reservation process can be undertaken online or with the assistance of a member of our leasing team. We require that an application form is completed with all of the relevant initial information included. Please note that Occu does not request any form of holding deposit (refundable or otherwise).

Step Two: Resident Reference Checks

We will request information that allows Occu to conduct reference checks. These checks can take between 2-7 days to complete and further supporting documentation may be requested.

Step Three: Deposit and Payments

Once all applicants have passed our compliance process, we will be in touch to confirm next steps such as move-in date and lease agreement. You will then be asked to transfer your security deposit (one month rent equivalent) which is held for the duration of your time with us, and your first month rental payment.

Step Four: Joining the Occu Community

Prior to your move-in date, our team will be in touch with a welcome email detailing all of the information you need to make your move as seamless as possible. We will then arrange to meet you for key handover to unlock your new home.

Can I apply online?

Although we would love you to come and see our fabulous apartments and houses in person before applying, this isn’t always possible so we’ve made it easy for you to go through the initial process online via our website without ever having to meet a single person! I’m unable to visit before reserving – what are my options?

Lots of our residents come from overseas and we know how hard it is to make a decision online for such a key part of your move to Ireland. That’s why we offer 3D walkthrough tours of our homes in addition to the standard images and floorplans you see on other platforms! We are also happy to arrange for a live call at any of our apartments or houses via Skype, Zoom or WhatsApp.

How long can I move in for?

Our standard lettings agreement is for twelve months but we believe residents deserve security – being a professional landlord means you can stay for as long as you like without ever having to worry about being asked to leave.

Occu does not offer short-term serviced apartments or holiday lettings at any location.

How do I maintain my garden?

All our houses come with private gardens but don’t worry, we will look after them throughout the year at no extra cost. Occu takes away all of the hassle. You can just relax, enjoy the sunshine (when it’s out!) and breathe in the scent of freshly cut grass!

Are utility bills included in my rent?

Utility bills such as electricity, gas, television and internet are not included in the monthly rent cost. Our residents are free to choose plans from the relevant local service providers and are responsible for paying the costs direct to the billing company. However, we try to make the process as easy as possible via our Occu Resident App and commercial contacts at some utility providers to speed up the process!

Occu has also introduced utility packages at a number of locations that offer preferential rates which allows residents to avail of reduced costs and contract free services with no minimum term. More information is provided by our leasing at Resident Experience teams prior to move-in.

At the present time, there are no water charges in Ireland.

Am I responsible for Council Tax and a TV Licence?

Council Tax in Ireland is known as Local Property Tax (LPT). The Landlord will discharge the LPT bills on an annual basis and our residents are not responsible for paying this charge.

Should you have a television in your apartment or house, you will be responsible for ensuring a valid TV licence is in place and discharging the cost. More information can be found at www.tvlicence.ie
